In Olhos de Água, outside Albufeira, Leao Hous combines restored architectural details, including a panelled living-room ceiling, with contemporary interiors shaped by its owners’ travels. International artworks span Chinese scrolls, pop art and three-dimensional sculpture; a Portuguese-tiled entrance cube frames the ocean, visible from almost every room. A chef prepares breakfasts and dinners in the professional kitchen, served at a marble table or on the terrace. Welcome wines accompany the stay, with further cellar bottles available to purchase. A cinema, gym, sea-facing sauna and steam room complement the outdoor pool and landscaped gardens, with stairs descending to a secluded beach and Maria Luisa Beach a short walk away.

Pool heating can be arranged on request for EUR 125 per day. Wines from the villa’s curated cellar are available to purchase. A 50% deposit is required to secure the booking. Tourist tax is excluded from the rental and must be paid locally at check-out. From April to October, guests aged 14 and above pay €2 per person per night, for a maximum of 7 nights (€14 per person). No tourist tax is charged from November to March, and children aged 13 or younger are exempt. A combined security and Food & Beverage deposit (APA) of EUR 10,000 must be paid upfront with the balance. An itemised record of all additional expenses during the stay will be kept and presented for review before departure. Dry cleaning is available on request at an additional cost. Laundry exceeding 25 items in total incurs an extra charge, payable locally. Additional dinners or lunches, private transfers, tailored tours, dry cleaning, personal training and massage appointments can be arranged on request at extra cost. Check-in is from 2pm; check-out is before 12pm. The beach is reached by a short walk along a path overlooking a gully. Smoking and vaping are prohibited inside the villa. Pets require prior written consent. Separate staff accommodation stands at the rear of the property, discreetly positioned beside the courtyard.
