Sa Terra Rotja stands in Banyalbufar, on Mallorca’s remote northwest coast, within Richard Branson’s Son Bunyola estate in the Tramuntana foothills. He bought the land and 16th-century finca 25 years ago, added three villas, sold and repurchased the estate, then opened the finca hotel in 2023. Palma’s Rialto Living refreshed the villas with patterned fabrics and artworks. At the estate’s edge, walking trails pass olive and almond groves, Malvasia vines and grazing donkeys. The private pebble beach offers swimming and kayaking; the five-star hotel has two farm-to-table restaurants and a spa using local Gaia Natural Products.

The details

Two double bedrooms with ensuite bathrooms occupy the ground floor, with stairs leading to a third ensuite double bedroom on the first floor. One room has a super-king bed; another has twin beds that can be arranged as a double.
A separate staircase leads to the fourth double bedroom on the first floor. It has a super-king bed, fireplace, walk-in wardrobe, living area, ensuite bathroom with a bathtub, and a private sea-view balcony.
The fifth double bedroom is in the courtyard, separate from the main house. It has an ensuite bathroom and a king-size bed that can be configured as twin beds.
The ground-floor kitchen, dining room and spacious living area open onto a terrace and a covered outdoor dining space.
Steps connect the terrace to the 15m saltwater pool below.
Daily housekeeping and self-service continental breakfast are included; alternatively, guests may enjoy an included full breakfast at Son Bunyola hotel.
Guests have use of the hotel facilities, including two restaurants and a small spa.
The tennis court beside the villa is shared with two other villas and hotel guests; rackets and balls are included.

The Balearic tourist tax of EUR 4.00 per person over 16, per night, is added to the departure bill. The amount may change without notice. Mobile reception on the estate may be limited, and Wi-Fi download speeds can fluctuate because of the mountain setting. The villa is directly beside Bunyola hotel. The hotel is visible on the approach, but neither the living spaces nor the terraces are overlooked by it. Guests have full access to Son Bunyola hotel facilities unless reserved for exclusive use. The resort’s shared tennis court is immediately beside the villa, a short walk away. Reserve preferred playing times in advance. The minimum stay is four nights throughout the year, with flexible changeover days.
