Around 15 minutes’ drive from Todi, Torre Grutti looks across Umbria’s valleys. Thick stone walls frame contemporary Vitra chairs, marble tulip tables and antiques. Four floors contain a two-bedroom space and two independent apartments, linked by stairs and an internal lift. Dining settings include a stone fireplace, a white Murano glass chandelier and a rooftop pergola.
A pool sits among olive trees and rosemary; 19th-century gardens feature roses and seating beneath mature trees. Nearby excursions include Assisi, Spoleto and Perugia. Deruta’s maiolica workshops are 30 minutes away by car, while the Brunello Cucinelli outlet is approximately 50 minutes away.

- Six double bedrooms are arranged across three floors: two on the first, two on the second and two on the third.
- The first, second and third floors each have two bathrooms: one with a bath or Jacuzzi tub and one with a shower.
- Every floor has a living room. Kitchens are on the ground, second and third floors. The ground-floor dining room has a table for 10, and a further dining area is on the second floor.
- Stairs and a lift connect all internal floors.
- Stairs from the third floor lead to the rooftop terrace, where a pergola shelters a dining table seating 10; a barbecue is also provided.
- The grounds include a 15-metre swimming pool, established gardens and several outdoor seating areas.

Extra notes
A non-refundable deposit of 50% is due when booking to secure the reservation. The outstanding balance and a €2,400 security deposit must be received by bank transfer at least 100 days before arrival.
To complete the booking, guest information is required: the lead guest’s full name and email address, together with the group members’ names and group composition, even if provisional. Personal data is processed in accordance with current GDPR regulations.
The Estate Manager lives in a separate building next to the tower and is discreetly available to help. Guests are guaranteed complete privacy.
The lift serves every floor except the 5th, which is reached by approximately 20 steps.
Heating incurs an additional charge.
Active external security cameras cover the house and entrance gate for safety. Cameras on all four sides of the property record guests arriving at the gate and anyone moving through the exterior areas.
