South-facing Villa Vivent occupies elevated, fertile ground, with expansive views, mountain-filtered sea breezes and leafy gardens. Across three floors, dry-stone walls, terracotta and timber beams meet minimalist rattan, willow and driftwood furnishings. Multiple living spaces complement bright bedrooms; a summer kitchen serves outdoor meals.
On the local wine route, Santa Maria del Camí is eight minutes’ drive away, with a celebrated Sunday market selling artisan baskets, ceramics and souvenirs. Consell’s flea market is 10 minutes beyond town. Nearby Binissalem offers vineyard tastings at Binigrau, Bodega Biniagual and Ca’n Verdura. Palma’s lively bars, restaurants and beaches are under 30 minutes away by car.

Inclusions
- Housekeeping is provided for three hours per day, twice weekly, on Tuesdays and Thursdays.
- All taxes are included.
- Standard rental inclusions cover water, gas and electricity; Wi-Fi; air-conditioning and heating where available; bed linen and towels on arrival, changed weekly for stays exceeding 7 nights; welcome items; departure cleaning; and garden and pool maintenance. At some properties, electricity, air-conditioning and heating usage is subject to a weekly allowance where specified in the extra notes.
The details
- The ground floor contains a living area, dining space seating 12, a TV room with a fireplace and a fully equipped kitchen, with access to the outdoor terraces.
- One ground-floor bedroom has a double bed that can be arranged as twins, an ensuite bathroom and access to a small patio.
- The principal double bedroom occupies the first floor and includes a fireplace, private terrace and open-plan ensuite bathroom with a freestanding bathtub.
- Two further double bedrooms on the first floor each have an open-plan ensuite bathroom and a private sun terrace.
- One externally accessed bedroom occupies the lower ground floor, with a double bed convertible to twins, an additional sofa bed and an open-plan ensuite shower room.
- Some rooms on the lower ground floor are unavailable to guests.
- The four acres of maintained gardens include a 15m swimming pool and a covered dining area with a simple kitchen.

Underfloor heating is included in the rental and operates only from November to March.
Additional housekeeping can be arranged on request for an extra charge.
Certain basement rooms are excluded from the rental and remain unavailable to guests, including the owners’ private wine cellar, spa and gym.
The villa is recommended for adult groups or families with children older than 10. Young children require constant supervision, including around the internal staircase without a railing and the low first-floor terrace railings. The pool has no perimeter fence. Please enquire before travelling with a young child.
Exterior CCTV cameras are installed, but no party will access them during the rental period.
The property’s vineyard requires occasional caretaker visits, including during the harvest, usually in September.
Wi-Fi capacity varies in the Santa Maria area. Film streaming is not recommended because it can affect the house’s Wi-Fi capacity; download speed is 20 MB and upload speed is 2 MB.
