Designed by Gianni Gamondi, Porto Rotondo’s master planner, this hilltop house occupies a Roman quarry opened with explosives in the 1960s. Hand-cut pink-grey granite forms façades, terraces and paths; wind-sculpted rocks punctuate a hectare of ancient olives, myrtle and bougainvillea. Panoramic glazing, contemporary furniture and raw materials connect interiors with terraces and a binocular-shaped sea-view patio. Two pools sit among granite, alongside a rock-cut steam room and boulder-framed outdoor shower. Dining terraces, a barbecue, juniper-fired oven and equipped modern kitchen support entertaining. Porto Rotondo’s marina is five minutes away on foot; beaches and Porto Cervo are accessible by car. Olbia and its international airport are approximately 20 minutes’ drive away.

Extra notes

The quarry and rock landscape includes areas with low walls, uneven ground and open roof terraces without railings or barriers, particularly above the annexes. Paths and rocks may be slippery when wet. Families with young children should weigh these conditions carefully before choosing the villa. The villa manager assists guests daily between 8am and 8pm. Outside these hours, a full 24-hour concierge service can be arranged on request for an additional charge. The caretaker/gardener resides in a separate private area of the estate with its own entrance.
