Dating to 977AD, Mulino dell’Abate is linked to Saint Giovanni Gualberto’s monastic community and its ethos of prayer and work. Its preserved millstone room recalls Chianti’s grain economy. Stone walls, timber beams and Tuscan interiors meet contemporary comforts across the villa and two guesthouses. Within protected Parco dell’Abate, the 306,000 sq ft (28,500 sq m) garden connects to hiking and cycling routes. Most rooms and the private pool overlook countryside. Sambuca’s working Roman bridge is two minutes’ drive or 20 minutes’ walk away; Florence takes around 30 minutes. The property consists of a main villa and two guesthouses, each with its own entrance for greater privacy.
The six bedrooms comprise four in the main villa, with three king-size beds and one queen-size bed, plus one king-size bedroom in each of the two guesthouses.
Every bedroom has an ensuite bathroom.
The extensive outdoor spaces include several lawns and walking paths, a private swimming pool with loungers, and quiet places to read or reflect.

Extra notes

Access to the villa is along approximately 800 metres of unpaved road. Annex 1 has an additional room with twin beds on the mezzanine. It has no private bathroom and uses the ground-floor bedroom’s bathroom, which can only be reached by passing through that bedroom. Le Macini bedroom can only be entered from the garden. The grounds open directly onto the Pesa River. Children must be supervised at all times. All fireplaces are for decoration and must not be used. Local regulations require city tax to be paid on site in cash, at approximately €2 per person per night.
