Near medieval Campiglia Marittima, Villa Charme occupies a restored 19th-century mansion in Maremma’s hills. A former Venetian aristocratic owner added two wings for his daughter. Classical bedrooms feature corniced ceilings or white-painted beams, with marble in some bathrooms; the glass-walled top bedroom has 360-degree views. Modern comforts include garden audio, a heated pool for year-round swimming and a lift to upper floors.
A sea-view terrace, barbecue and patio-facing dining room seating 16 support gatherings; billiards, a gym and home cinema offer indoor diversions. Nearby are Bolgheri, the Etruscan Coast, two San Vincenzo beach clubs within 15km, and restaurants La Perla del Mare and La Pineta.

- Housekeeping is provided for 5 hours daily, Monday through Saturday.
- Pool heating operates through the air-conditioning system and is available only during the warmest months while air-conditioning is running.
- The rental includes water, gas and electricity; Wi-Fi; air-conditioning and heating where available; bed linen and towels on arrival, changed weekly for stays exceeding 7 nights; welcome items; final cleaning; and garden and pool maintenance. At some properties, electricity, air-conditioning and heating are subject to weekly usage allowances where specified in the extra notes.

- The ground floor contains a fully equipped kitchen, billiards room, sitting room with a piano and access to the terrace, TV room and dining room with seating for 16.
- On the first floor are three double bedrooms, each with an ensuite bathroom; one also has a living room and private terrace.
- The second floor has a living room with a small fridge and kettle, plus four ensuite bedrooms: two doubles, one that can be arranged as a twin, and one with a four-poster bed.
- Reached by 22 steps and a steep spiral staircase, the tower bedroom spans two levels and has an ensuite bathroom and sea views.
- A large greenhouse can be used for events and special occasions at an additional charge.
- The small gym is equipped with a treadmill, exercise bike and weights.

Extra notes
A deposit of 50% is payable when booking to confirm the reservation. The balance must be paid 100 days before arrival. A EUR 6,000 security deposit must be transferred together with the balance.
Finalising the reservation requires guest information, including the lead guest’s email address, guest names and group composition, even if provisional. Personal data is processed in accordance with current GDPR regulations.
Guests must exercise reasonable care of the property, leave it tidy, and neither change the décor nor interfere with the water, heating or gas systems.
For insurance and liability purposes, only suppliers expressly approved by the owners may work at the property.
Only staff may operate the washing machine. Laundry service can be requested for an additional charge.
