Five minutes’ drive from Bellagio, Villa Breakwater Bellagio combines original architecture with contemporary interiors, a Rinus Van Der Velde painting and Frank Gehry lighting. French windows link the piano-equipped living and dining space to tiered lakeside terraces. The main suite has a sitting room, freestanding bath, outdoor shower and two balconies. Two lower-ground suites have separate outdoor entrances and terraces beside a new Moltrasio-stone spa. A resident team includes a chef and concierge; high-season stays cover wait staff, food and drinks. From the private dock, Varenna’s gardens and thousand-year-old castle are ten minutes away by boat; Bellano’s gorge and suspended footbridges are five minutes farther.

Up to 14 guests can stay in seven suites, each with a king-size bed, private bathroom and lake views.
On the first floor, the main suite includes a private living room with a freestanding bath, a double vanity, indoor and outdoor showers, and two private lake-facing balconies.
Also on the first floor, Suite 2 offers a king-size bed, an en suite shower room, terrace access and lake views.
Suites 3, 4 and 5 occupy the second floor; each has a king-size bed, a private bathroom with double vanity and shower, and lake views.
Lower-ground Suites 6 and 7 each have their own external entrance, a king-size bed, a private bathroom with double vanity and shower, a private terrace and lake views, allowing greater independence from the main house.
The ground floor contains an open-plan living and dining space with a grand piano and French windows opening to the main terrace, alongside a fully equipped kitchen.
The private spa occupies the lower ground floor and includes a sauna, hammam and treatment room with two massage beds.
An indoor lift serves the ground, first and second floors; access to the lower ground floor is exclusively from outside.
The grounds include a heated infinity pool, multilevel terraces with loungers, daybeds and outdoor dining, an outdoor shower, and a private dock providing direct lake access.

From January to mid-May and from October to December, the minimum booking is four nights. Arrival may be arranged on any day of the year, depending on availability. Reduced rates with adjusted inclusions apply during these periods; please enquire for details. Children must remain supervised at all times because of the terraced grounds. When making an enquiry, inform the travel consultant whether children will be staying and provide their ages; approval is required individually for each group. Commercial photography, filming and publication of any interior or exterior part of the property are strictly prohibited. Fires and fireworks are not permitted. Loud music is prohibited after 11pm. The English-speaking concierge and Villa Manager is available for a maximum of eight hours daily. Use of the Salpa Soleil 18 boat for up to five people is included, with fuel charged separately. Chef and waiter services are available for up to 80 hours weekly. Groceries are included: water, soft drinks, coffee, teas and beers; wines and spirits or liquors from the drink list; and food from the chef’s menus. Special foods, including but not limited to oysters, truffle, lobster and caviar, are excluded. Wasted food and beverages are charged at their full cost. A mandatory APA deposit is payable together with the rental balance. The Villa Manager administers this deposit to pay for additional services requested during the stay for which the guest is responsible, including extra staff, dry cleaning and special foods such as oysters, truffle, lobster and caviar. A refundable security deposit is compulsory. If it is not paid, the owner may deny access to the property. This deposit covers breakages or damage to the property during the rental period. Spa treatments, including massages, carry an additional charge. Air-conditioning is available in bedrooms only. Laundry equipment is exclusively for villa staff and is located outside the villa; guests cannot wash their own laundry on site. A chargeable laundry service can be arranged on request.
