Reworked over three years, this 19th-century boatyard occupies Lake Como’s central western shore between Bellagio, Menaggio and Varenna. Black steel, pale wood, art and sculpture define three light-filled floors with relaxed furniture. Eight spacious bedrooms mostly open onto panoramic terraces; living and dining spaces overlook the lake and Alps. A spa, library, cinema, Technogym gym, billiards room, American bar and grand piano complement separate red and white wine cellars. Outside are a heated pool, lake access, Jacuzzi, barbecue and fire pit. Menaggio is two minutes away; boats reach Bellagio in five minutes and Varenna in 15. The Museum of Vintage Boats is a 15-minute drive.

The details

The first floor has four double bedrooms, each with an en-suite bathroom and lake views. The largest, the 42m² Bellagio Bedroom, includes a bathtub and a separate shower.
Three double bedrooms occupy the second floor, all with en-suite bathrooms and lake views. The 73m² main suite includes its own sitting room, a kitchenette and direct access to the main terrace.
The lower ground floor contains one double bedroom with an en-suite bathroom and no lake views.
Also on the lower ground floor are the spa, with sauna, steam room and massage room; a Technogym fitness suite; the library; and a billiards room.
The level below contains an American bar with a grand piano, separate cellars for red and white wines, a cinema room with a fireplace, and a lake-facing sitting room.
Outdoor facilities comprise a heated pool, Jacuzzi, 350m² terrace, fire pit, barbecue and a private dock with a lift serving the main floors. A garage accommodates up to 10 vehicles.

Extra notes

From January to mid-May and from October to December, the minimum stay is four nights. Arrival can be arranged on any day throughout the year, subject to availability. Reduced rates with adjusted inclusions apply from January to mid-May and from October to December. Please enquire for details. Children must be supervised at all times because of the terraced grounds. If children will be travelling, inform the Tour Consultant of their ages when making your request; approval is required on a case-by-case basis. Commercial photography, filming and any commercial publication of the property’s interiors or exterior are strictly prohibited. Lighting fires and arranging fireworks are not permitted. Loud music is prohibited after 11pm. The English-speaking concierge and Villa Manager is available for up to eight hours daily. The Marianello boat can be used by up to five people; fuel costs extra. The chef and waiter are available for up to 80 hours weekly. Groceries are included, covering water, soft drinks, coffee, teas and beers. Wines, spirits and liquors are included according to the drinks list, and food according to the chef’s menus. Special foods, including but not limited to oysters, truffle, lobster and caviar, are excluded. Wasted food and beverages are charged in full. An APA deposit is compulsory and payable with the rental balance. The Villa Manager administers it to cover additional services requested on site for which the client is responsible, including extra staff, dry cleaning and special foods such as oysters, truffle, lobster and caviar. A refundable security deposit is compulsory. If it is not paid, the Property Owner may refuse the client access. This deposit covers breakages or damage to the property during the rental period. Spa treatments, including massages, cost extra. Air-conditioning is available only in the bedrooms. Laundry facilities are exclusively for villa staff. The machines are outside the villa, so guests cannot wash their own laundry on site. A paid laundry service is available on request.
