Three stone buildings overlook the Mediterranean, framed by rocky hills and Minoan sand lilies, with no other buildings visible. Polished concrete, grey linens and Crittall-style doors define the interiors; covered dining areas and sunset-facing seating connect the buildings. Below the pool, a rarely visited beach offers kayaking, paddleboarding, snorkelling and a shorefront barbecue with benches. Arvi, eight minutes by car or under an hour on foot, has shops, tavernas, a harbour and sandy beach. Coastal boat trips can be arranged. Eastward, Keratokampos has fish tavernas; historic Kato Symi, 30 minutes inland, has waterfalls and tavernas. Heraklion is 75 minutes away, with the northbound drive taking 90 minutes.

Inclusions

A villa manager is available to welcome arrivals and assist guests.
Housekeeping is provided for 8 hours a day, 6 days a week, covering communal areas and light bedroom cleaning; kitchen cleaning is excluded.
Bed linen and towels are changed midweek.
Rental includes water, gas and electricity, Wi-Fi, air conditioning and heating where available, bed linen and towels on arrival with weekly changes for stays exceeding 7 nights, welcome items, departure cleaning, and garden and pool maintenance. At some properties, electricity, air conditioning and heating may be subject to a weekly usage allowance where specified in the extra notes.

The details

The main house’s lower floor contains two bedrooms with private bathrooms: one with a double bed and the other with three single beds.
The main floor includes an open-plan living area opening onto the pool terrace, a fully equipped kitchen and two bedrooms with private bathrooms, one with a double bed and one with three single beds.
Upstairs, the principal bedroom has a double bed, a private bathroom, its own sea-facing balcony and access to the barbecue terrace.
On the guest house’s main floor, a connecting family suite comprises an adult bedroom with a double bed and a children’s bedroom with three single beds, sharing one ensuite bathroom. A separate ensuite bedroom has a double bed and a single bed.
The upper floor has another connecting family suite, with an adult double bedroom and a children’s bedroom containing two single beds, sharing one ensuite bathroom. There is also a separate double bedroom with its own bathroom.
A further guest bedroom near the sea has a double bed and a private bathroom.
Outside are a central 9m pool and four pergola-covered terraces, two with barbecues. Direct beach access is provided, with paddleboards and kayaks available to guests.

Extra notes

Pool heating to 26–27 degrees can be requested for an additional fee. A government climate tax is collected locally on arrival: EUR 15 per day for the entire villa, plus approximately 0.5% of the villa rental price. Contact your villa specialist for the exact amount. Guests may use SUP boards, canoes and exercise equipment, including Pilates balls and training weights. The estate’s two villas share a tennis court. Advance booking is required and depends on available time slots. Two sets of rackets and balls are supplied. Extra rackets and balls, or evening play with floodlighting, incur a small additional fee payable locally. Weddings, ceremonies and photo shoots can be arranged on request; please enquire for details. Check-in is at 6pm. Online rates cover a maximum of 24+4 guests across twelve bedrooms. Outside July and August, a reduced-occupancy rate is available for use of no more than eight bedrooms; please enquire for prices. From November through May, stays of four nights or more with flexible arrival days are possible, subject to availability. Larger groups may rent the villa alongside its sister property, Villa Breeze East, subject to availability.
