Villa Falfi combines farmhouse character with spaces for families and friends: a restored entrance bread oven, vaulted terracotta ceilings, fireplace seating and a large cinema screen. Upstairs are exposed beams, rustic furnishings and shutters; the main suite has a four-poster bed and Castelfalfi-facing loggia. The double-height games annex includes perspex table football, billiards, seating and a kitchenette. Outdoors are a pool, panoramic terrace and barbecue. Castelfalfi is 10 minutes away, with walking and cycling routes to its castle. Camporbiano offers biofarm cheese tastings, Diacceroni wood-fired pizza, and Volterra alabaster workshops. San Gimignano’s 14 medieval towers are 30 minutes away; Florence, Siena and Pisa are an hour away.

On the main villa’s ground floor are a living room reached by steps, with a decorative fireplace and TV; a library; a laundry room; a cigar room; a dining area seating 10; and a fully equipped kitchen.
The first floor has four double bedrooms, each with an ensuite bathroom. The main bedroom also has a private loggia overlooking Castelfalfi, a bathtub and a walk-in wardrobe.
A further first-floor bedroom has twin beds and a bathroom across the hallway.
An outdoor dining area sits beside the annex, which contains a bathroom and kitchenette.
Both buildings have air-conditioning throughout.

Third-party suppliers are not permitted at the villa. All services within the villa are delivered exclusively by trusted in-house or local staff. Bringing external personnel, including chefs, housekeepers or entertainers, requires the property owner’s advance approval. If permission is granted, separate terms and conditions will be supplied. Refurbishment of Castelfalfi Golf Course begins on January 1, 2025, with closure expected to last approximately 18 months. The golf clubhouse will also be closed throughout this period. Parties, weddings and large gatherings are strictly forbidden without the owner’s written permission. Approved events may incur additional charges. Heating incurs an additional fee. Pool heating can be arranged on request at extra cost. Linen and towels are not replaced during the week. Additional changes can be requested for a fee. Local regulations require city tax to be paid on site in cash, at approximately €1.50 per person per night.
