Above Kalo Livadi bay, Villa Jem occupies 4,500 square metres overlooking the Aegean. Its 17 ensuite bedrooms span the main house and guesthouses, with stone walls, white beams, rattan and oversized urns. Loulos beach is six minutes’ walk away; Kalo Livadi’s restaurants are two minutes by car, Mykonos Town’s boutiques and bars 20 minutes. Nearby beaches include Agia Anna, Kalafatis, Lia, Ftelia and Elia. A 100-square-metre infinity pool adjoins a hot tub. Outdoors are a bar, kitchen, built-in barbecue, shaded pergola and 12-metre table seating 42. The spa includes a massage room, steam bath and ice fountain; a well-equipped gym, daily cleaning and round-the-clock concierge complete the facilities.

Bed linen is replaced twice a week, bath towels daily and pool towels every two days.

Heating for the 20-square-metre outdoor Jacuzzi is included.
Standard rental inclusions cover water, gas and electricity; Wi-Fi; air-conditioning and heating where available; an initial set of bed linen and towels, with weekly replacements for stays exceeding seven nights; welcome items; departure cleaning; and garden and pool upkeep. At some properties, electricity, air-conditioning and heating consumption may be subject to a weekly allowance, where specified in the extra notes.

Extra notes

Heating for the main pool can be arranged on request for an additional charge. Local regulations require a Climate Crisis Resilience Levy of EUR 105 per week. This mandatory charge must be paid locally, in local currency, before check-out. CCTV operates on the grounds. The cameras can be temporarily disabled for complete privacy. Short stays are possible, with flexible changeover days. The minimum booking is seven nights in July and August and five nights during the rest of the year. The calendar shows weekly bookings only, so some dates that appear occupied may still be available for shorter stays. Contact your Villa Specialist to check your preferred dates. Larger groups may reserve this villa alongside one or two sister properties, each accommodating up to 20 guests in 10 bedrooms. Contact your Villa Specialist for further information. Three additional staff bedrooms are available at no extra charge, accommodating up to five people. Each has an ensuite bathroom, air-conditioning, a ceiling fan and a smart TV.
