In Santa Maria Rezzonico, Italy, this 19th-century villa stands behind a broad lawn, screened from Lake Como. Its five-acre grounds preserve one of the lake’s few original English gardens, with maples, oaks, monkey puzzle trees and vegetables grown for the kitchen. A cook prepares breakfast and dinner daily. Lake views extend through the living and dining rooms and many Feng Shui-designed bedrooms. Families have a gated outdoor pool, private tennis court, playground and two indoor playrooms with billiards and table football. Fitness equipment, a wine cellar and a private boat dock complete the facilities.

The ground floor contains a sitting room, professionally equipped kitchen, dining room, games room and laundry facilities.
The first floor has three double bedrooms with ensuite bathrooms. Two overlook the lake; the garden-facing room can be arranged with a double bed or twin beds on request.
The second floor contains a sitting room, billiards room and two bedrooms, each with its own bathroom. One bedroom faces the lake and opens to the sitting room; the other overlooks the garden.
Three bedrooms occupy the third floor, each with a private bathroom. Two face the lake and one faces the garden.
The grounds include a gated, heated 10m pool, tennis court, children’s playground, fishpond and barbecue.
Continental breakfast and dinner are included every day; groceries cost extra.
Housekeeping is provided six days per week.
An accessible ground-floor bedroom with an ensuite bathroom and a basic annexe for one staff member are both available on request.

Extra notes

Via Regina separates the property from the lake. The grounds contain a pond without fencing; children must be supervised. A cash deposit of €1,500 is due on arrival to cover additional expenses. Parties, weddings, events, commercial filming and commercial photography require the owner’s advance written permission. Pets are not allowed. Smoking is prohibited throughout the villa. Pool heating costs €5 per hour from January 1 to May 15 and September 11 to December 31. To bring the water to a minimum of 24–25°C, heating must start 36 hours before arrival in mild weather or 72 hours beforehand in colder weather. After reaching the target temperature, at least 12 hours of heating each day is necessary to maintain it.
