At the foot of the Buggiano hills in Massa e Cozzile, this renovated farmhouse is 30 minutes from Lucca and an hour from Florence. Nearby villages offer bars and shops; Montecatini Terme has thermal waters and golf. Countryside trails offer possible deer, fox and wild boar sightings. Contemporary interiors include a beamed kitchen, fireside TV room and six pastel bedrooms with brass-edged furniture. Outside are a vegetable garden, lemon and laurel trees, a shaded hammock, vineyard-facing hot tub and gated pool. Two dining areas seat everyone; the poolside kitchen has a gas barbecue and wood-fired oven. Families and friends can enjoy estate tastings and table tennis.

A villa manager is available to welcome arrivals and assist guests.
A welcome drink and snacks are provided on arrival.
Housekeeping is provided for 2 hours daily, 6 days a week.
The rental includes water, gas and electricity, Wi-Fi, air-conditioning and heating where available, an initial supply of bed linen and towels with weekly changes for stays exceeding 7 nights, welcome items, final cleaning, and garden and pool upkeep. At some properties, electricity, air-conditioning and heating usage may be subject to a weekly allowance, where specified in the extra notes.

The main villa's ground floor contains a living room with a smart TV, a kitchen and dining area with garden access, and two double bedrooms, each with an en suite bathroom.
On the first floor are three generously sized double bedrooms, each with an en suite bathroom and vineyard views.
A separate annex on the first floor contains one double bedroom with an en suite bathroom and views of the olive grove and pool.
Underfloor heating and air-conditioning serve the entire property.
Wheelchair users can access the villa and pool, but the bathrooms are not specifically adapted for guests with accessibility requirements.

A 50% deposit is required to secure the booking. The remaining balance is due 100 days before arrival. A security deposit of EUR 4,800 must be transferred at the same time. To complete the reservation, guest information must be provided, including the lead guest's email address, guest names and the group's composition, even if provisional. Personal information is processed in accordance with current GDPR requirements. Guests must take reasonable care of the property and leave it tidy. Décor must not be changed, and water, heating and gas systems must not be tampered with. For insurance and liability purposes, only suppliers expressly approved by the owners may work at the property.
